The market rent field can be the actual current rent you receive for a unit. Or it could be the amount you would be charging if this unit became available for rent, even if the current occupant is charged a different amount. Sidekick will automatically set up a recurring charge called rent for a tenant that moves into a unit where a market rent has been filled in. The rent charge will be set at the market rent amount.
This amount can be edited manually in Tenants Form; Tenant Record; Recurring Charges.
The start date for the charge would default to the first of the next full month. This date can be edited as well. The market rent amount will be displayed on the Rent Roll report. This report is often used when properties are for sale to show the potential rental value of the property.
